the legalities for the purchase of a property up to the completion
of the sale and to receive the necessary papers of ownership
in a few days.
VALYO Agency provides
individual Property View Packages arranging everything from
accommodation to hotel transfers. Our representative will
take you and show you properties matching your criteria. For
easy piece of mind, the purchase of a property i.e. the payment,
can be conducted from the UK. You only need to be present
in Bulgaria to receive the keys and the Notary Document of
the property made out to your name at the completion of the
purchase

1. Offering residential, commercial and industrial property for sale or rent
VALYO Agency has a large selection of properties under sale
and let including: Holiday Villas, Retirement Homes, Houses,
Apartments, Hotels, Restaurants, Bars, Coffee - Shops, Warehouses,
Production Facilities and even Petrol Stations are offered.
We also have large contacts and are able to offer additional
properties matching the buyer's criteria.
2. Arranging sales and completing transactions
The Agency arranges all the paper work and transfers the
property on your name and oversees the issue of Notary Deed
of the property. We carry out the sale from the beginning
to the end including all the formalities in conducting the
sale. This package is at a cost of 490 EUR.
3.Providing legal advice by our lawyers
Our team of lawyers provide you with the best advice regarding
property and legal issues. They will sort out all of the necessary
matters and go through all of the steps in completing the
sale. Furthermore, if you have located a property else where
and like pice of mind our company can use our lawyers to make
independent checks on your property, the contracts prepared
for the property and conduct your purchase.
4.After sales care
The Agency provides you with services even after you have
purchased your property - organizing water, electricity, gas
bills, council tax and other property related issues.
The services we offer:

– regular visits, bill payments,
gardening maintenance - 50 EUR per
month.
- Property Letting - 20% of
the rental income.
- Property Re-sale - 3% commission
from the seller.
- Property Insurance –
20 - 200 euros fee.
- Property Security- 100 euros per
month .
- Rent a car- 30 - 50 euros per
day.
- Hotel booking-
5 euros fee.
5. Property management
VALYO Agency undertakes property management including looking
after and taking care of your property while you are away.
We can also rent out your property and hire staff to oversee
the running and management of your commercial property.
6. Viewing trips
The Agency organizes individual viewing trips to see a
selection of properties. We have fixed viewing packages that
include accommodation, meals hotel and transfers, please contact
us for prices and more for specific details. The package depends
on the area the properties are in. We recommend the full package
which will provide you with a tour of the area and acquaint
you with the local customs and people.
The viewing trips to Bulgaria are highly recommended
and we try to dissuade people from buying blind.
Our representatives will meet you and arrange
a place for you to stay, if required, although
a lot of people try to combine their trip with
a holiday. Hotels usually charge €
20-30 per double room per night, and
we can book a hotel for you in the area in which
you wish to see properties (subject to a €
5 booking fee).
The viewing trips need to be confirmed with us
so we can arrange for our representatives to meet
you and this will require at least a week’s
notice.
Petrol costs - 0.20 EUR/km, estimate
50 Euros a day. (Fully Returned after buying property
with us).

8.Tourist services - organizing holiday packages
We compile and sell tourist packages at competitive prices.
If you just want a holiday out in Bulgaria we have both winter
and summer holiday packages, offering you total relaxation
at one of the many famous resorts of Bulgaria.
9. Construction and renovations
The Agency is in a partnership with a large construction
company and building works are carried out under VALYO Agency
supervision, guaranteeing you that the work will be done quickly
but efficiently. Our own building team is at your disposal
for renovation, refurbishing or expanding. Do not hesitate

10. Our Commission
Our charge for finding you
your dream property and providing you with a
stress and hassle free purchase is 3%
of the purchase price or a minimum of
500 EUR. The commission must be paid once
the property has been secured for you.
11. Finding you your dream
property -
If you have specific requirements we can search high
and low all over Bulgaria to find the property
you desire. As property finders you pay a retention
fee of 10% (depending on your
budget), which is deductible from the purchase
price. A 200 EUR non-refundable registration
fee is required.
